Can anyone invest in these investments?

Since 2014, the Financial Conduct Authority has restricted ‘retail’ investors from investing in a number of investments including unregulated bonds and loan notes.

If you are investing as an individual you will need to qualify as either a High Net Worth or Sophisticated investor as defined by the UK legislation. You can currently self-certify as either of these investor types but we reserve the right to require third-party verification should we have any doubts about your status.

Are there any fees payable for making an investment?

We do not charge a fee. Fees may be charged by pension administrators or in rare circumstances Investment Providers.

Is my capital at risk?

Yes, but on any investment you will make your capital is at risk. This includes shares, loans, property, even securities issued by Governments.

Our Investment Providers seek to minimise risk through; solid business plans, proven team experience, putting relevant security in place, a clear exit strategy and producing due diligence.

Can I invest through my pension?

You are able to invest a part of your pension through a SSAS (Small Self-Administered Scheme) with our sister Company, One Crown Pensions. A SSAS is a pension that Directors of Limited Companies can set up and make contributions to that reduce Corporation Tax, protect against Inheritance Tax (IHT) and prevent Capital Gains Tax (CGT) within a tax free environment.

Why do investment providers offer such a high return?

With the reduction in the appetite of traditional banks' overall desire to lend, difficulties have arisen for businesses looking to complete project funding. The reasons these businesses are willing to pay significantly above the market rate include the fact that:

  • They need the funds fast to take advantage of market opportunities
  • They have raised most of the funding required, but need a final piece to complete their capital stack
  • A new opportunity has arisen, but existing lenders won’t provide finance
  • They have exhausted traditional finance routes
  • Banks are not lending to their sector
  • They have security to offer but not in a form acceptable to mainstream lenders
  • Cash-flow timing means they have identified a short-term requirement to see them through
  • Compliance with mainstream bank lending can be unduly onerous.
Can the investment providers afford to pay this level of interest?

One Crown Investments seeks only to work with providers with a proven track record in profitable development and a business model that provides lucrative returns for both themselves and investors.

How long will my money be tied up and can I exit early?

Each investment has a defined time-scale. These vary from Provider to Provider. We prefer to keep investment terms as short as possible with 12, 18 or 24 months being typical. You aren’t able to withdraw your funds in this period.

One of the key reasons that Investment Providers can offer such generous returns is because your funds are left with them for this defined period.

What due diligence does One Crown Investments complete?

One Crown Investments seeks to minimise risk by only introducing providers with good business plans, defined exit strategies and documented Investment Provider due diligence.

We are Brokers and the due diligence we share covers what has been released to us by the Investment Provider as a means of assisting prospective Investors in conducting their own due diligence.

Therefore every Investor is encouraged to do their own due diligence on each investment they make and not to solely rely on the provision of the Investment Providers or the Brokerage.

How does One Crown Investments earn money?

We receive a marketing allowance for bringing investment capital to the project or business. 

Our work includes; preparing and marketing the investment offer, compiling available documentation into due diligence, completing compliance checks, checking Investor certification, working with Clients through the investment process and keeping Clients updated on new investment opportunities.

One Crown Investments offers its providers a cost-effective alternative to setting up and running their own complete marketing, administration and client support team.

Does One Crown Investments provide investment advice?

No we don't, neither as a business or individually. One Crown Investments is not regulated by the FCA and therefore to give investment advice would be a breach of the rules. We only Broker for investors who certify as High Net Worth and/or Sophisticated Investors. 

We require our clients to complete their own due diligence and decide for themselves whether to invest or not. Clients should understand that they invest at their own risk and the decision to invest is theirs alone.

It is recommended that investors take the advice from a professional, regulated advisor if they are in any doubt about their decision.

Is One Crown Investments regulated?

No. There are many assets and investments that are not subject to regulation, the FCA (Financial Conduct Authority), or indeed at all. The long list includes residential and commercial property, commodities such as gold, diamonds, alternative investments such as art, wine, vintage cars and certain financial investments such as loan notes and bonds which are not listed on a stock exchange.

As our investments are unregulated, One Crown Investment Clients do not pay any fees.

We are simply a broker, introducing you to potential investments that may be of interest. You are always most welcome, and indeed it is recommended, to take professional advice prior to any investment decision.
